North Fork Business Park Breaks Ground In Troutman

Empire Development Group hosted a groundbreaking ceremony for their newest industrial park, North Fork Business Park, on Tuesday July 11, 2023.

The upcoming industrial park is located at 164 Nugget Lane, two miles west of I-77 Troutman exit 45 and across the street from the recently constructed 1,000,000 sf Walmart Fulfillment Center on Murdock Road.

Many Iredell County leaders and VIPs attended the event including Troutman Mayor Teross Young, Iredell County Commissioner Chair Melissa Neader, and NC House Representative Jeff McNeely who provided remarks.

North Fork Business Park will contain Class A flex/warehouses ranging from 15,000 to 200,000 sf. Upon completion, the park will contain approximately 500,000 sf of industrial product. All the buildings are build-to-suit for sale and will be constructed by Empire Building Group.

All three developers Butch Bouwens, Peter Casatelli, and Tony D’Alessandro are Iredell County residents.

Peter Casatelli and Tony D’Alessandro are the founders of DalaCasa Landscape Management, an Iredell County based company. “North Fork Business Park will be the best landscaped industrial park in the county, hands down,” remarked Casatelli. “We look forward to showing our new Troutman neighbors that an industrial park can be functional but also beautiful,” added D’Alessandro.

The builder/developers retained the services of veteran commercial broker Sam Barnett, of Sam Barnett Real Estate as the listing agent for the park. “Industrial real estate inventory is very limited in our area. North Fork will provide some relief to companies that have been struggling to find flex/warehouse space to buy or lease. We have several lot reservations already and anticipate the buildings to sell out quickly.”
