Proposed Data Center in Statesville: What You Need to Know
There has been a lot of discussion in our community about a rezoning request for a proposed project at 255 Stamey Farm Road in Statesville. To help clarify the facts and ensure everyone has accurate information, here is an overview of what is being proposed, the steps in the approval process, and who is behind the project.
What is Being Proposed?
The project is a data center, which will consist of five warehouse-style buildings designed to house servers and other computer technology equipment. The proposal also includes a future substation and a temporary batch plant to support construction. In addition to the primary data center use, the rezoning request lists other potential permitted uses such as:
- Warehouse and mini-warehouse facilities
- Public utilities
- Outdoor storage
- General office space
- Parking
- Parks and recreation
What Are the Next Steps?
Because this rezoning request is conditional, there is a specific process that must be followed before a decision is made.
- Neighborhood Meeting: The applicant hosted a required neighborhood meeting on Thursday, August 14, 2025, at the Statesville Civic Center.
- Planning Board Courtesy Hearing: Scheduled for Tuesday, August 26, 2025, at 6:00 p.m. at City Hall. The agenda and supporting documentation for this meeting will be available by Tuesday, August 19, 2025. Once published, the agenda can be found at statesvillenc.net/statesville-planning-board.
- City Council Public Hearing: Scheduled for Monday, September 15, 2025, at 6:00 p.m. at City Hall.
- City Council Decision: If approved at first reading, the second reading and final decision would be held on Monday, October 6, 2025, at 6:00 p.m. at City Hall.
It’s important to note that the properties involved would also need to be annexed into the city. If City Council denies the rezoning request at the first reading, there will be no second reading and no annexation.
Who is Proposing It?
The applicant for this rezoning request is Compass Data Centers, a company that develops and operates data center facilities across the country. This is not the same company that recently proposed a site in Mooresville, NC.
